Every home loan in India has been linked to the repo rate since October 2019, and the spread over it is set on your credit score, loan size and down payment. There is no single rate that is true for a lender, so we do not print one. Check ICICI’s current rate on their own site, then put it into our EMI calculator to see the instalment.
When Speed Is Worth Paying For
Most of the time it is not. If you are buying at leisure, comparing carefully and nobody is holding a deadline, a slower public sector lender at a better spread is the rational choice and this page is not for you.
Speed becomes the product in a small number of genuinely common situations:
- A builder is holding a unit against a booking amount with a sanction deadline attached.
- A resale seller has other buyers and will not wait three weeks for your bank.
- A limited-period offer on a project expires before a slow file clears.
- You are relocating for work and the purchase has to complete around a fixed date.
In each of those, a marginally higher spread is trivially cheaper than losing a booking amount or the property. Outside of them, it is just a marginally higher spread.
The uncomfortable part: the property sets the clock, not the lender
No lender can move fast on a flat it has not seen before. If the project is already on the approved list, the file skips most of the legal and technical work and days are realistic. If it is a resale or an unapproved project, a full report is needed and everyone takes weeks — ICICI included.
So the fastest thing you can do is not choose a fast lender. It is to ask the builder which lenders have already approved the project, and start there.
Who It Fits
- Salaried applicants at established employers, with two years of clean payslips.
- Metro buyers in large, well-known projects that lenders have already cleared.
- People who want the process on a phone — uploads, tracking, and few branch visits.
- Existing ICICI customers, for the same salary-account reasons that apply everywhere.
When It Is the Wrong Lender
ICICI when
- A deadline is genuinely running.
- Metro purchase in an approved project.
- Clean salaried documentation.
- You want it digital and tracked.
Somewhere else when
- The property is old or resale — try an HFC.
- The town is small — try SBI.
- Income is self-employed — try HDFC Bank.
- Nobody is waiting, and the rate is what matters.
Private banks are generally stricter on the property and its legal file than public sector lenders or housing finance companies. That strictness is part of what lets them move quickly on a clean case — and exactly what stalls an unclean one.
Reading the Real Cost
- Your score sets the spread. Fix it before applying, not after — see eligibility.
- Down payment matters twice: RBI caps lending at broadly 90% up to ₹30 lakh, 80% to ₹75 lakh and 75% above, and a larger deposit often improves the spread too.
- Processing, legal and technical fees sit outside the rate and vary.
- Under-construction purchases disburse in stages, so you may pay rent and part-EMI together for a period. Budget for it.
- Check bundled insurance before it is folded into the sanction.
Questions This Page Gets Asked
How fast can ICICI sanction a home loan?
Quickly on a clean salaried file in an already-approved project — that is the case it is built for. On a resale or an unapproved project it needs a full legal and technical report like everyone else, and the timeline stretches accordingly.
Is ICICI more expensive than SBI?
Not necessarily, and the comparison is less useful than it looks: both are repo-linked, so they move together and your spread is set on your own profile. Choose on fit — speed and a metro project here, reach and a salary account at SBI.
Will ICICI lend on a resale flat?
Yes, but expect a full legal and technical review and a longer timeline. If the paperwork is imperfect, a housing finance company is usually the more willing lender.
Do I need to be an existing customer?
No. But if your salary already comes into an ICICI account, say so at the start — the bank can see your income directly, which usually helps both the assessment and the documentation.
Is the whole process really digital?
Much of it — application, uploads and tracking. Property valuation and legal verification still happen in the physical world, and original documents are still required at some point.
Should I apply here and at two other banks to compare?
Use soft eligibility checks to compare, which leave no mark. Full applications create hard enquiries, and several in a short window can lower the score you are about to be priced on.
