Every home loan in India has been linked to the repo rate since October 2019, and the spread over it is set on your credit score, loan size and down payment. There is no single rate that is true for a lender, so we do not print one. Check Axis’s current rate on their own site, then put it into our EMI calculator to see the instalment.
What an Existing Relationship Is Actually Worth
Every lender says relationships matter. Axis is unusual in making the gap explicit somewhere you can see it: on its personal loan the minimum income it asks of its own customers is roughly 40% below what it asks of a newcomer. That is not a discount scheme. It is the price of information.
A bank assessing a stranger has to reconstruct a financial life from documents and price in the uncertainty of doing so. A bank looking at its own customer’s account can see the salary arriving, whether it has been steady, what leaves each month, and whether anything has ever bounced. There is far less to guess at, and guessing is what gets priced.
On a home loan — larger, longer and more consequential than a personal loan — that information is worth more, not less.
- A better spread over the repo, because you are cheaper to assess.
- A shorter document list, because the bank already holds much of it.
- Faster movement, which matters when a seller is waiting.
- More room on a marginal file, where an observed history counts for something a document cannot show.
It is not automatic, and that is the point of this section
Existing-customer treatment is very often not volunteered. Say at the start of the conversation that your salary comes into the account and ask, in these words, what difference it makes to the spread and to the documents required.
The worst answer is “none”. It frequently is not none. Almost nobody asks, which is why almost nobody gets it.
Building the Relationship Before You Need It
This is the part that is only useful in advance, so it belongs on a page people read before they buy rather than during.
- Route your salary through the bank you intend to borrow from, ideally six to twelve months before applying. The history is the asset, not the account itself.
- Keep it clean. A returned cheque or a bounced auto-debit in that window is visible and it is remembered.
- Do not empty the account on payday. A balance that survives the month reads very differently from one that hits zero on the 3rd.
- Fix your credit score first. The relationship helps the spread; the score sets it. See home loan eligibility.
- Do not open a new relationship the week you apply. A one-month-old account tells the bank nothing.
If you are already six months out from a purchase, this is the highest-return thing on this page and it costs nothing.
Who Axis Suits
Axis when
- You already bank there, especially for salary.
- You are salaried at an established employer.
- You are buying in a metro or a large project.
- You want a private bank’s pace with a relationship behind it.
Elsewhere when
- You have no relationship anywhere — the advantage disappears.
- The property is old or resale — try an HFC.
- The town is small — try SBI.
- Income is self-employed — try HDFC Bank.
Note the first item on the right. If you have no relationship with Axis, most of this page’s argument does not apply to you, and you should be reading it about whichever bank does hold your salary account. The lesson transfers; the lender does not.
What Still Sets the Cost
- Your credit score, which sets the spread over the repo more than anything else does.
- Your down payment. RBI caps lending at broadly 90% up to ₹30 lakh, 80% to ₹75 lakh, 75% above — and more deposit often means a better spread.
- Tenure, which trades a comfortable EMI against a much larger total. Run both on the EMI calculator.
- Processing, legal and technical charges, outside the rate.
- Bundled insurance — ask whether it is optional before it joins the sanction.
Questions This Page Gets Asked
Does Axis really give existing customers better terms?
On its personal loan it publishes a minimum income bar roughly 40% lower for its own customers, which is the clearest public evidence of the principle anywhere in Indian retail lending. On a home loan the same logic applies — but it is not automatic, so ask for it explicitly.
How long do I need to have banked there?
Long enough for the history to say something. Six to twelve months of salary credits is a reasonable target; an account opened the week you apply tells the bank nothing.
I bank elsewhere. Is Axis still worth applying to?
It may be, but the main argument on this page will not apply to you. Read it about whichever bank holds your salary account instead — the principle transfers even though the lender does not.
Is Axis cheaper than SBI or HDFC?
Not reliably. All three are repo-linked and move together; your spread is set on your own profile. Choose on fit: relationship here, reach at SBI, complex income at HDFC Bank.
What exactly should I ask for?
“My salary comes into this account. What difference does that make to the spread, and to the documents you need from me?” Ask before the application, not after the sanction letter.
Does a fixed deposit or credit card with Axis count?
Any genuine relationship helps, but a salary credit is the strongest signal because it shows income directly. A dormant account with a small balance carries very little.
