Every home loan in India has been linked to the repo rate since October 2019, and the spread over it is set on your credit score, loan size and down payment. What Branch-Led Lending Actually Gives You
A digital application is efficient when everything about your file is standard. It is frustrating the moment anything is not, because there is nobody to explain the exception to. A branch-led process inverts that.
- Someone can look at your situation rather than at whether it matched a form field.
- Local property knowledge. A branch that has valued flats in your locality before is far quicker about yours.
- You can chase it in person, which on a slow file is genuinely more effective than an app notification.
- Language. Discussing a twenty-year commitment in the language you think in is not a small comfort.
- Continuity. The same person handles the file rather than a queue handling a ticket.

Choose the branch, not just the bank
On a branch-led loan the branch is most of the outcome. Two Canara branches in the same city can differ enormously in how quickly they move a home loan file, because it depends on the staff, the workload and how much property lending they already do.
If somebody you know has recently completed a home loan locally, the most useful thing you can ask them is not which bank — it is which branch, and who handled it.
Who It Suits
Canara when
- You want a person and a counter, not an app.
- You are buying in a tier-two or tier-three city, especially in the south.
- Your documents are complete and nobody is waiting on you.
- Public sector pricing matters more to you than speed.
Elsewhere when
- A deadline is running — ICICI.
- Income is self-employed — HDFC Bank or an HFC.
- The property is old with imperfect paperwork — LIC HFL.
- Your salary account is at another bank — start there.
How to Make a Branch File Move
This is the practical section, and it applies to any public sector lender — SBI and Bank of Baroda included.
- Take the complete file on the first visit. Most delay is a document going back and forth. The list is on documents required.
- Ask who is handling it and write down the name. A file with an owner moves; a file in a pile does not.
- Ask what the next step is and when, specifically, rather than asking whether it is done.
- Follow up on a rhythm — regular and polite. Weekly is reasonable; daily is counterproductive.
- Ask whether the project is already approved. If it is, say so early; it removes most of the legal and technical work.
- Fix your credit report before you start, not after a query — see eligibility.
What Sets the Cost
- Your credit score, which decides the spread over the repo.
- Your down payment. RBI caps lending at broadly 90% up to ₹30 lakh, 80% to ₹75 lakh and 75% above.
- Tenure — a comfortable EMI against a much larger total. Compare on the EMI calculator.
- Processing, legal and technical charges, which sit outside the rate.
- Any insurance offered alongside — check whether it is optional first.
Questions This Page Gets Asked
Is Canara Bank good for a home loan?
For a specific borrower, yes: someone with complete documents who wants a branch-led process, is not working to a deadline, and is often buying outside a metro. If you want speed or a fully digital process, it is not the right fit.
Is it cheaper than SBI?
Not structurally. Both are public sector and both are repo-linked, so they move together and your spread depends on your own profile. The practical difference is which branch will actually process your file.
Why does the branch matter so much?
Because on a branch-led loan the branch does the work. Local property familiarity, staffing and workload decide your timeline far more than the brand does. Ask people locally which branch they used.
How long will it take?
Longer than a private bank, and much longer if the file is incomplete or the project is not already approved. Take everything on the first visit — that single habit removes most of the delay.
Is Canara only strong in south India?
It lends nationally, but its network and familiarity are deepest in the south, which is exactly where a branch-led lender is most useful.
Can I do any of it online?
Parts of it. But if a fully digital process is what you want, choose a lender built around that instead — you will be happier and it will be faster.
