Every home loan in India has been linked to the repo rate since October 2019, and the spread over it is set on your credit score, loan size and down payment. Why a Second Public Sector Option Matters
Because public sector lenders are repo-linked like everyone else, they are not structurally cheaper than one another. What differs between them is availability — and availability is local.
A home loan file lives or dies at a branch. Whether that branch has the staff to process it this month, whether it has valued property in your area before, whether the manager has seen your kind of case — none of that appears in any comparison table, and all of it decides your timeline.
- SBI is the default, which means its branches carry the most volume.
- Bank of Baroda offers comparable economics through a different network with different load.
- If one file has stalled, the other is a genuine alternative rather than a downgrade.
- Its presence is strong in the west and in the tier-two cities generally.
This is why applying to one public sector bank and concluding “PSU banks are slow” is the wrong lesson. You did not test the sector; you tested one branch.
Compare branches, not just banks
On a public sector home loan, the branch matters as much as the brand. Two BoB branches in the same city can move at very different speeds. If you know somebody who has recently completed a loan locally, the name of the branch they used is more useful information than any rate table on the internet.

- Competitive spreads, particularly for clean salaried files.
- Branch reach well beyond the metros.
- Comfort in carrying a 20 to 30 year debt with a large public institution.
- A counter and a person, if that is what you want.
What you give up
- Speed. More checking, more paperwork, more steps.
- A fully digital process.
- Flexibility on unusual income or awkward property.
- Predictability of timeline when a deadline is running.
That trade is worth making when nobody is waiting on you. It is the wrong trade when a builder is holding a unit — in that case see ICICI, where speed is the actual product.
Who It Suits
- Rate-sensitive buyers with time and complete documentation.
- Anyone buying outside the big cities, where the branch network is the deciding factor.
- Existing BoB customers, for the same salary-account reasons that apply everywhere — ask explicitly, as explained on the relationship page.
- Applicants whose SBI file has stalled and who want public sector terms without waiting further.
Preparation Matters More Here
The single biggest cause of delay at a public sector lender is an incomplete file that has to go back and forth. That is largely within your control.
- Take everything at once. The full list is on documents required.
- Fix your credit report before applying, not after a decline — see eligibility.
- Ask whether the project is already approved. An approved project skips most of the legal and technical work.
- Get your down payment ready. RBI caps lending at broadly 90% up to ₹30 lakh, 80% to ₹75 lakh and 75% above, so the deposit is not optional.
- Set a follow-up rhythm. Polite, regular contact moves a public sector file more reliably than waiting does.

Not structurally. Both are repo-linked, so they move together, and your spread is set on your own score, loan size and down payment. The real difference between them is local: which branch will actually process your file, and how quickly.
My SBI application is stuck. Is BoB a real alternative?
Yes, and a genuine one rather than a consolation. Similar economics, different network, different workload. Just avoid running both applications simultaneously — two hard enquiries close together is the wrong way to solve a delay.
Are public sector home loans slow?
Generally slower than private banks, because they check more. But branch matters as much as brand, and one slow experience is not a verdict on the sector. If you know somebody who completed a loan locally, ask which branch.
Does BoB lend in smaller cities?
Yes, and it is one of its strengths. A lender with a local branch can value and inspect the property, which is the practical constraint outside the metros.
What slows a public sector file down most?
An incomplete document set that has to be chased, and a property the branch has not dealt with before. Both are largely in your control — take everything at once and ask about approved projects first.
Can I get better terms as an existing customer?
Often, and it is worth asking in plain words. The bank can see your salary arriving rather than inferring it, which usually helps both the assessment and the documents required.
