PNB Housing Finance Home Loan

People apply here believing they are applying to Punjab National Bank. They are not - it is a separate listed housing finance company, and the difference changes who assesses you and how.

Two different institutions Punjab National Bank a bank PNB Housing Finance a housing finance co. Shared name. Different company, different regulator, different assessment.

On interest rates

Every home loan in India has been linked to the repo rate since October 2019, and the spread over it is set on your credit score, loan size and down payment. There is no single rate that is true for a lender, so we do not print one. Check PNB Housing’s current rate on their own site, then put it into our EMI calculator to see the instalment.

Why the Distinction Is Worth a Whole Section

People arrive here having searched for a bank, assume the shared name means a shared institution, and plan around the wrong thing. Three practical consequences follow.

  • Your PNB account does not make you an existing customer here. The salary-account advantage described across this site applies to the bank you actually bank with — and that is not this company.
  • The assessment is different. A housing finance company weighs the property more heavily and is more willing to reason about income that does not arrive as a payslip.
  • The pricing is usually a little higher, because an HFC funds itself in the market rather than from deposits.

None of that is a criticism. It is simply a different kind of lender, and choosing it deliberately produces a much better outcome than choosing it by accident.

If you were looking for the bank

If what you wanted was a public sector bank home loan, the pages worth reading are SBI and Bank of Baroda. If what you need is a lender that will look properly at self-employed income or an awkward property, stay on this page — that is what this one is for.

When an HFC Is the Right First Call

The full explanation of what a housing finance company is, and why it is not a second-choice bank, sits on the LIC Housing page. The short version, applied here:

  • Self-employed income where the returns understate what the business actually earns.
  • Professional practice income — doctors, chartered accountants, consultants — assessed differently from a salary.
  • Several income streams that add up but that no single document evidences.
  • A previous decline on documentation rather than on affordability.
  • Older or resale property, or paperwork that is imperfect while the title is clean.

What no lender works around is a disputed title. That is absolute everywhere.

If You Have Already Been Declined

A decline is not one thing, and the reason decides what to do next.

Worth trying an HFC

  • Declined on documentation or income proof.
  • Declined because the property was old or unapproved.
  • Declined because the income is self-employed.
  • The bank simply did not understand the file.

Fix it first instead

  • Declined on credit score — repair it, then reapply.
  • Declined on affordability — the EMI is genuinely too large.
  • Declined on title — no lender will take it.
  • Several recent hard enquiries — wait before adding another.

The right-hand column is the honest half. A lender that approves a loan you cannot carry is not doing you a favour, and moving from lender to lender with a damaged report makes each attempt weaker than the last.

The Trade You Are Making

  • A slightly higher spread in exchange for an assessment that fits your file.
  • Worth computing rather than feeling — put both scenarios into the EMI calculator and look at the rupees over twenty years.
  • Weigh it against the real alternative, which is often not a cheaper loan but no loan.
  • You can move later. Two years of clean repayment makes you a far stronger file to a bank — see balance transfer.

Questions This Page Gets Asked

Is PNB Housing Finance the same as Punjab National Bank?

No. It is a separate listed housing finance company. The shared name causes real confusion, and it matters: your PNB bank account does not make you an existing customer here, and the assessment works differently.

Does my Punjab National Bank account help my application here?

Not in the way a salary account helps at the bank that holds it. If you want that advantage, apply to the bank your salary actually goes into — the reasoning is on the relationship page.

Why choose an HFC over a bank?

Because it will look properly at self-employed income and at property a bank’s legal team will not clear quickly. If your file is clean and salaried, a bank is usually cheaper and you should start there.

I was declined by a bank. Will I be approved here?

It depends entirely on why. Declined on documentation or on the property — often yes. Declined on credit score or affordability — fix that first, because another application will not change the underlying problem.

Is it more expensive than a bank?

Usually somewhat, because an HFC funds itself in the market. Whether it matters depends on your loan size and tenure — and on whether a bank would have said yes at all.

Can I switch to a bank later?

Yes, and it is a sensible plan. Take the loan that lets you buy, keep the repayment record clean, then ask about resetting your spread or moving. Both routes are covered on balance transfer.

Where do I check the current rate?

On PNB Housing’s own site, linked below. We do not print home loan rates here — repo-linked pricing resets and any figure would be misleading within weeks.
