Collect Them in This Order

Most people do this backwards — they assemble payslips and Form 16 first because those are easy, then discover in week four that the flat has no occupancy certificate.

  1. Your income set, immediately. It is quick, and it gets you a sanction in principle before you commit money.
  2. The property set, the day you agree a price. Ask the seller or builder for every item in the list below, in writing.
  3. Anything missing, chased in parallel with the lender's own checks rather than after them.

Your Documents

Everyone:

If salaried:

  • ✅ Latest ITR
  • ✅ Appointment letter or employee ID
  • ✅ Increment or promotion letter, where recent — it raises assessable income

If self-employed:

  • ✅ ITR with computation of income, last 2 to 3 years
  • ✅ Audited profit and loss account and balance sheet, where applicable
  • ✅ Business proof — GST registration, Udyam, trade licence or professional certificate
  • ✅ Current account statements, last 12 months
  • ✅ Partnership deed or memorandum of association, where relevant

If you have an existing loan:

  • ✅ Sanction letter and repayment schedule
  • ✅ Twelve months of statements for that loan account

Give twelve months of statements, not six

Where six are asked for, twelve are allowed — and if your income is at all uneven, twelve months is the difference between looking irregular and looking seasonal. This matters most for the self-employed and for anyone whose bonus or incentive forms a real part of their income. A lender reading six months that happen to exclude your annual bonus assesses you without it.

The Property Documents

This set belongs to the seller or the builder. You are asking for it, not producing it, and that is why it takes weeks rather than hours.

The occupancy certificate is the one to ask about first

A building without an OC is not legally certified for habitation, and most lenders will not fund a flat in it — regardless of how strong your income file is. It is common in older buildings and in projects where the builder left approvals incomplete. Ask for it before you pay a booking amount, not after: the money is rarely fully refundable, and no amount of income documentation compensates.

If the Property Is Under Construction

A different set applies, because there is no completed building to certify yet.

  • Builder-buyer agreement
  • Allotment letter
  • Payment receipts for what you have already paid
  • Construction stage certificate from the builder
  • RERA registration number of the project
  • Approved layout and building plan

Disbursement here happens in stages against construction progress rather than in one payment, and each stage needs a fresh demand letter from the builder. Budget for the fact that you pay interest on the disbursed portion from the first tranche onwards, while also paying rent — the period people forget to plan for.

If You Are an NRI

  • Passport and valid visa
  • Overseas address proof
  • Employment contract, translated into English where required
  • Overseas salary slips and bank statements, last 6 months
  • NRE or NRO account statements
  • Power of attorney in favour of a resident Indian, in the lender's own format
  • PAN card, or Form 60 where no PAN exists

The power of attorney is the item that causes delay. Most lenders insist on their own drafting, and having it executed and attested from abroad adds two to three weeks. Ask for the format at the start, not when the file is otherwise ready.

Where Document Files Go Wrong

  • Name mismatches. A PAN reading "Rajesh Kumar" and a property paper reading "Rajesh Kumar Sharma" will be queried. Fix the spelling across documents before you submit.
  • Unsigned or unstamped statements. Downloaded PDFs are usually fine; photographs of a screen are not.
  • Gaps in the title chain. A missing link from two owners ago is the seller's problem to resolve and your problem to wait for.
  • Expired address proof. Utility bills older than three months are commonly rejected.
  • Cash salary. If part of your pay does not reach a bank account, it does not exist for the lender. There is no document that fixes this after the fact.

Lenders assess the filed figure, and no document changes that after the fact. The options are to borrow against it, add a co-applicant with salaried income, or plan the purchase around a year in which the return reflects more of the income.

Are documents different for an under-construction flat?

Yes — the builder-buyer agreement, allotment letter, payment receipts, construction stage certificate and the project's RERA number replace the occupancy and completion certificates, which do not exist yet.

How long does verification take?

Income verification is typically two to five working days. Legal and technical verification of the property takes one to three weeks, and it is where nearly all the waiting happens.
