Every home loan in India has been linked to the repo rate since October 2019, and the spread over it is set on your credit score, loan size and down payment. There is no single rate that is true for a lender, so we do not print one. Check SBI’s current rate on their own site, then put it into our EMI calculator to see the instalment.
Who SBI Genuinely Suits
Most lender pages tell you everyone should apply. This one is narrower, because SBI has a clear shape and it is worth knowing whether you fit it.
- Anyone whose salary already lands in an SBI account. This is the single strongest case. The bank can see the income rather than infer it from documents, and that shows up in both the assessment and the pricing.
- Government, PSU and defence employees. Stable, verifiable, long-tenure income is the profile the bank is built around, and a great deal of it already banks here.
- Buyers outside the metros. This is the argument almost nobody makes and it is the important one: if the property is in a district town, the question is not which lender is cheapest, it is which lender has a branch that can send someone to value it.
- Long tenures. Home loans commonly run to 30 years, and a large public sector lender is a comfortable place to carry a debt that long.
- Anyone who wants a branch to walk into. Some borrowers want a person and a counter, not an app. That is a legitimate preference and SBI serves it better than most.
The Salary Account Is Worth More Here Than Anywhere
We make this point across the site, but it lands harder at SBI simply because of how many people bank there.
A lender assessing a stranger has to reconstruct their finances from payslips, bank statements and a credit report, and it prices in the uncertainty of doing so. A lender looking at its own customer’s account sees the salary arriving, sees whether it has been steady, and sees what leaves the account each month. There is far less to guess at, and less guessing generally means a better spread and a lighter document list.
Ask for it rather than assuming it
Existing-customer treatment is not automatic and it is not always volunteered. Say plainly at the start that your salary comes into the account, and ask what difference it makes to the spread and to the documents required. The worst outcome is that the answer is none — but it is very often not none, and almost nobody asks.
Where SBI Is Not the Right Answer
Being honest about this saves more time than any comparison table.
Go to SBI when
- Your salary account is already there.
- The property is outside the big cities.
- Your documents are straightforward and complete.
- You have time and would rather have the better rate.
Look elsewhere when
- A builder deadline is running and you need a sanction in days.
- Your income is self-employed and awkward to evidence.
- The property is old, resale, or has imperfect paperwork.
- You want the whole process to happen on a phone.

Public sector pace is real, and it is not a fault
A large public lender checks more, asks for more, and moves more slowly than a private bank chasing the same file. That is the trade you are making for the reach and usually for the rate. It becomes a problem only when a seller or a builder is holding a deadline — so if one is, say so at the start rather than discovering the timeline halfway through.
The Property Still Has to Clear
As with every lender, roughly half the assessment is of the flat rather than of you, and it is where files stall.
- Ask the builder whether SBI has already approved the project. An approved project moves in a fraction of the time, and this one question reorders the whole process.
- Resale and older properties take a legal and technical report, and that is where the calendar goes.
- Clear title is absolute. No rate compensates for a title the bank will not accept.
- Plot and construction loans are different products from a flat purchase — confirm which one you are actually applying for.

What Decides the Cost, Beyond the Rate
Two borrowers at SBI on the same day can pay very different amounts over the life of the loan, and the rate is only part of it.
- Your credit score sets the spread over the repo. This is the lever most within your control, and it is worth fixing before applying rather than after — see home loan eligibility.
- Your down payment. RBI caps how much can be lent against a property: broadly 90% up to ₹30 lakh, 80% between ₹30 lakh and ₹75 lakh, and 75% above that. A larger deposit can also improve the spread.
- The tenure. Thirty years makes the instalment comfortable and the total interest very large. Run both before choosing, using the EMI calculator.
- Processing, legal and technical charges, which sit outside the rate entirely.
- Insurance offered alongside the sanction. Understand whether it is optional and what it costs before it is folded into the loan.
Questions This Page Gets Asked
Is SBI the cheapest home loan in India?
Not reliably, and the question matters less than it sounds. Every home loan here is repo-linked, so lenders move together, and the spread on top is set on your own score, loan size and down payment. SBI is often competitive, but its real advantage is reach and the salary account rather than a permanently lower rate.
Do I need an SBI account to get an SBI home loan?
No. But if your salary already comes into one, the bank can see your income directly instead of reconstructing it, and that usually helps both the assessment and the terms. Say so at the start and ask what difference it makes.
How long does SBI take to sanction a home loan?
Longer than a private bank chasing the same file, and materially longer if the property is resale or the project is not already approved. If a builder or seller deadline is running, raise it on day one rather than midway.
Can I get an SBI home loan if I am self-employed?
Yes, but it is not where SBI is strongest. Self-employed income that is real but awkward to document is usually assessed more readily by a housing finance company, and by HDFC Bank, which absorbed a specialist housing financier.
What is the maximum tenure?
Home loans in India commonly run up to 30 years, subject to the loan maturing by around retirement age. A longer tenure lowers the instalment and raises the total interest substantially — run both figures before you choose.
Does SBI lend on properties in small towns?
This is its strongest single advantage. Its branch network reaches places private lenders do not, and a lender with a local branch can actually value and inspect the property. If you are buying outside a metro, start here.
Can I transfer my existing home loan to SBI?
Yes, and it is common. Before you do, ask your current lender to reset your spread first — that often costs a small conversion fee and captures most of the saving without the paperwork of a move. Full working on balance transfer.
