Every home loan in India has been linked to the repo rate since October 2019, and the spread over it is set on your credit score, loan size and down payment. There is no single rate that is true for a lender, so we do not print one. Check LIC HFL’s current rate on their own site, then put it into our EMI calculator to see the instalment.

A Housing Finance Company Is Not a Second-Choice Bank

A bank takes deposits from the public and lends them out. A housing finance company does not hold your current or savings account; it raises money from the market and lends it for housing, and it is supervised as a housing financier rather than as a bank.

The practical consequence is not that one is safer or cheaper. It is that they are built to assess different things.

  • A bank leads with the borrower. Documented, verifiable income and a project it has already cleared. Anything outside that shape is friction.
  • An HFC leads with the property and is more willing to reason about income that does not arrive as a payslip.
  • The rate usually sits slightly higher at an HFC, because its own cost of funds is higher.
  • That gap is worth paying when the alternative is a refusal, and worth avoiding when a bank would have said yes anyway.

The mistake this page exists to prevent

People treat an HFC as what you try after a bank declines. That order costs weeks, and it puts a hard enquiry on your credit report for an application that was never going to work. If your property is thirty years old, or your income is a business rather than a salary, an HFC is not the fallback — it is the correct first call.

When to Start Here Rather Than at a Bank

Read this list honestly. If none of it applies to you, a bank is very likely cheaper and you should start there instead.

  • The property is old. Buildings past a certain age get valued cautiously everywhere; an HFC is more often willing to lend against them.
  • It is a resale, not a new project. No builder tie-up, no pre-approved paperwork, a full legal and technical report either way.
  • The town is small. Fewer approved projects, thinner comparable valuations.
  • Your income is self-employed and the returns understate the business.
  • The paperwork is imperfect but the title is clean — an old chain of documents, a property in a family name, a society without perfect records.
  • A bank has already declined you on documentation rather than on affordability.

What an HFC will not do is lend against a disputed title. Nothing does. Title is the one thing no rate and no lender flexibility can work around.

Reach Without a Branch Network

LIC Housing Finance grew alongside one of the widest financial distribution networks in India. For a borrower that matters in an ordinary way: representation in places where private banks have no presence, and familiarity with the kind of property people actually buy there.

If you are buying in a district town, your realistic shortlist is usually SBI for reach and price, and an HFC like this one for flexibility on the property. That is a genuinely useful shortlist of two, and much better than applying to six lenders — which, as the lender comparison page explains, can cost you the score you are being priced on.

What It Costs You, Honestly

The trade for that flexibility is usually a slightly higher spread over the repo. Whether that matters depends entirely on the size and length of the loan, and it is worth computing rather than feeling.

  • Run both scenarios on the EMI calculator before deciding. Over 20 years a small difference in rate is not small in rupees.
  • Weigh it against the alternative, which is often not a cheaper loan but no loan.
  • Remember you can move later. Take the loan that gets the property bought, then consider a balance transfer to a bank once you have a clean repayment record behind you.
  • Ask about the conversion fee for resetting your spread with them in future — it is the cheaper lever and almost nobody asks for it.

That last point is the practical strategy: an HFC gets you in, and a couple of years of clean EMIs make you a much more attractive file to a bank than you were on the day you applied.

Is LIC Housing Finance a bank?

No. It is a housing finance company — it does not hold current or savings accounts, and it is supervised as a housing financier rather than as a bank. That is not a weakness; it is why it assesses property and irregular income differently.

Is an HFC more expensive than a bank?

Usually slightly, because its own cost of funds is higher. Whether that matters depends on your loan size and tenure — and on whether a bank would actually have approved you. A marginally higher rate beats a refusal.

Why would I choose LIC HFL over SBI?

If your property is older or resale, your paperwork is imperfect but the title is clean, or your income is self-employed. If none of that applies, SBI is likely cheaper and you should start there.

Can I get a loan here if a bank has already declined me?

Often, if the decline was about documentation rather than affordability. If you genuinely cannot carry the EMI, no lender should approve it and one that does is not doing you a favour.

Will it lend on a very old building?

More readily than most banks, though age still affects the valuation and the tenure offered. The title has to be clean regardless — that is the one thing no lender works around.

Can I move to a bank later for a lower rate?

Yes, and it is a sensible plan. Two years of clean repayment makes you a far stronger file. Ask your existing lender to reset your spread first — that usually captures most of the saving for a small fee. Working on balance transfer.

Are HFCs safe to borrow from?

They are regulated lenders, and your loan agreement is a contract like any other. The practical questions are the same as with a bank: what the spread is, what the fees are, and what it costs to leave.
